Policy Tenant Fee

Assured Shorthold Tenancies (ASTs) Signed On or After 1 June 2019

Holding Deposit (per tenancy) – One week’s rent

This is to reserve a property. This deposit will be withheld if any relevant person (including any guarantor(s)):

  • Withdraws from the tenancy
  • Fails a Right-to-Rent check
  • Provides false or misleading information
  • Fails to sign the tenancy agreement (or Deed of Guarantee) within 15 calendar days (or other deadline agreed in writing)

Security Deposit (per tenancy, rent under £50,000 per year) – Five weeks’ rent

Covers any damages or breaches of the tenancy agreement by the tenant.

Security Deposit (per tenancy, rent of £50,000 or over per year) – Six weeks’ rent

Covers damages or defaults on the part of the tenant during the tenancy.


During the Tenancy

Unpaid Rent

Interest will be charged at 3% above the Bank of England Base Rate from the due date until paid. This is levied only when rent is more than 14 days late.

Lost Key(s) or Security Devices

Tenants are responsible for the actual cost of replacing lost key(s) or security device(s).
If a locksmith is required, or the lock needs replacing, costs will include:

  • Locksmith charges
  • Replacement locks
  • New keys for all parties (landlord, tenant, others)
  • A charge of £15 per hour (inc. VAT) will apply if time is required to coordinate replacement.

Variation of Contract (Tenant’s Request) – £50 (inc. VAT)

To cover the cost of obtaining the landlord’s instructions and preparing new legal documents.

Change of Sharer (Tenant’s Request) – £50 (inc. VAT) per replacement tenant

Or reasonable costs incurred if higher. Covers referencing, Right-to-Rent checks, deposit protection updates, and document preparation.

Early Termination (Tenant’s Request)

Should a tenant wish to terminate the tenancy early, they are responsible for the landlord’s re-letting costs and remaining rent until a new tenancy starts. These costs will not exceed the remaining rent due under the tenancy.


For Tenancies Started Before 1 June 2019 or Non-Housing Act Tenancies

Set-up Fee (Tenant’s Share): £240 (inc. VAT)

Includes contract negotiation, arranging references, and signing of tenancy agreement.

Tenant Referencing Fee: £48 (inc. VAT) per tenant

Includes ID checks, credit checks, employer/landlord references, and affordability assessment.

Guarantor Fee: £138 (inc. VAT)

Includes referencing and Deed of Guarantee preparation.

Inventory Check-In Fee: From £144 (inc. VAT)

Cost depends on property size and quoted by an independent inventory clerk.

Pet Deposit (if applicable): Additional two weeks’ rent

Held as extra security against potential pet-related damage.


Other Charges

Tenancy Renewal Fee: £90 (inc. VAT)

For contract renewal, negotiation, and signing

Change of Tenant Administration Fee: £198 (inc. VAT)

Includes new referencing, Right-to-Rent checks, deposit registration, and updated legal paperwork.

Lost Keys / Security Devices: £36 (inc. VAT) + item cost

Includes arranging replacements, provider coordination, and travel.

Rent Arrears / Returned Payments: £30 (inc. VAT)

Charged per letter, call, or email related to arrears. Interest at 4% above the Bank of England Base Rate applies on late payments.

Failed Appointment Fee: £36 (inc. VAT)

Charged if a tenant misses a pre-arranged appointment.

Inappropriate Call Out Charge: £60 (inc. VAT) per hour

If a tenant causes a call-out for an issue that is not the responsibility of the landlord or agent.
